How often should I have my chimney swept if I only burn a few times a winter?

Use decides it more than the calendar. A fireplace in a San Diego home that sees a dozen fires between November and March may only need sweeping every second or third year, but it still needs eyes on it annually. Homes that burn most cold nights, or burn softwood, or have a long cold flue running up an exterior wall, load up faster and need the brush yearly. What actually happens during a sweep and inspection, from the moment we open the door?

The tech lays down drop cloths, sets up a vacuum at the hearth, and closes off the opening before anything gets brushed. Then the flue gets swept top to bottom, the firebox and smoke shelf get cleaned out, and the damper, cap, crown and liner get checked. On the roof he looks at the cap, the flashing and the top of the flue. At the end you get a plain rundown of what is fine, what is worn, and what can wait until next season.

Is the inspection for a home sale different from my yearly check?

Yes, and it is a bigger job. The annual visit confirms the flue is clear, the damper works, and nothing obvious has failed. A sale, a new insert, a chimney fire, or an earthquake calls for a deeper look, which means camera work down the length of the liner and a joint-by-joint read on the flue tiles. That is the version that catches cracked tile or gaps behind the smoke chamber that a flashlight from the hearth will never show.

How long will you be at my house, and will my living room be a mess afterward?

A standard sweep and inspection usually runs about an hour to an hour and a half. Older prewar bungalows and Craftsman homes in the central neighborhoods sometimes take longer because the flues are irregular and the smoke chambers are rough. The hearth gets sealed off and the vacuum runs the entire time the brush is moving, so the dust stays in the flue. We put the furniture and the cloths back where they were and haul the debris out with us.

What are the warning signs that something is wrong up there?

Smoke drifting back into the room, a fire that never wants to draw, and a sour smoky smell on warm humid days are common signs. Also watch for dark staining on the brick or on the wall above the opening, rust streaks at the damper, a cap that is gone or corroded through, and scratching or chirping sounds inside the flue. Along the coast the marine layer eats caps and dampers faster than most people expect. Any of those is worth a look before you light another fire.

What is creosote, and why does my neighbor's chimney have more of it than mine?

Creosote is the tar and unburned smoke that condenses on the flue wall as exhaust cools on its way up. Slow smoldering fires, damp or resinous wood, a closed-down air supply, and a flue that stays cold all produce more of it. A chimney burned three nights a week will build a layer far faster than one lit at Christmas. It goes from soot to a crust to a hard glaze, and the harder it gets the more work it takes to remove.

My fireplace is a sealed gas unit, not an open brick one. Does it need anything?

It needs service, just a different kind. An open masonry fireplace is about creosote, the liner and the damper. A sealed gas insert or direct-vent unit is about the burner, the ignition parts, the gasket around the glass, and the vent run staying clear and tight. What is included when you service a gas fireplace?

The tech checks and cleans the pilot assembly, tests the thermocouple or thermopile, and clears the burner ports so the flame pattern is even. The glass comes out for cleaning and the gasket gets inspected. Logs and embers get reset to the layout the manufacturer specified, because logs shifted out of position are the usual cause of sooting. The vent, the termination and the connections all get checked before we close it up and run the unit.

You found a cracked flue tile or a bad liner. Now what?

Cracked tile or a gapped joint lets heat and combustion gas reach framing and wall cavities, so the fireplace should stay cold until it is corrected. We show you the camera footage first so you can see the damage yourself. The usual fix is a new liner sized to the appliance, either a stainless steel liner run down the existing chase or a replacement liner in a metal Class A system. That is work we do, and we will tell you straight if a relining is not worth it on that chimney.
