What a fireplace inspection actually finds in San Diego homes

Here the damage usually starts with water and salt, not fire. Fireplaces sit cold for most of the year. UV bakes the crown, then winter rain drives into the cracks it opened. Marine air corrodes rain caps and spark arrestors. It also corrodes damper plates. Seized dampers are routine in coastal homes. Low-use flues also collect bird and rodent nesting, which we find before the first cold night does.

Open masonry fireplaces with clay tile flue liners are common in prewar and midcentury houses. We look for shifted or cracked tiles, smoke chamber parging failure, deteriorated firebox refractory and open mortar joints. Older unreinforced stacks often show earthquake and settlement cracking. Flashing where a chimney meets clay tile or a low-slope roof is a frequent leak point.

The 1980s-forward tracts are different work. Factory-built prefab metal fireboxes with a framed chase and Class A pipe. Rusted chase covers hold standing water and streak rust down the stucco. Cracked panels must be replaced with the manufacturer's part, so we photograph the data plate.

Gas conversions get their own checks. We check draft and clearances. We also check whether the damper clamp was ever installed.

You can check some of this yourself. Look for rust stains and stucco darkening below the chase. Also check if the damper won't move.
