On the island it usually comes down to what the metal is made of rather than how old it is. A galvanized cap or chase cover living in constant marine air and morning fog will eventually rust from the inside out, and once the pitting is through, patching or repainting it just delays the same failure. At that point replacement in a metal that holds up near the water is the honest answer. The masonry underneath is a different question — a Victorian or Craftsman stack in the historic core is often still sound and only needs the top-side hardware, flashing, or crown addressed. We look at both separately so you're not replacing a chimney that only needed a new lid.

Coronado winters are the mildest in the county, so most fireplaces here are lit a handful of times a year, if that, and some go seasons untouched. Very little creosote builds up in that situation. What does build up is everything else: birds and nesting material in an unused flue, rust flaking down from a corroding damper, and spalled clay or mortar debris sitting on the smoke shelf. An inspection matters more than the sweeping itself for most island homes — we're looking for blockage, corrosion, and water intrusion rather than heavy soot.

Four things, over and over. Corroded caps, chase covers, dampers and flashing, because salt-laden air works on metal here faster than anywhere inland. Stucco moisture intrusion on chases and chimney walls, where water gets behind the finish and shows up as staining inside. Older unlined masonry stacks in the historic Victorian, Craftsman and Spanish Revival houses. And aging clay liners that have cracked or shifted with age. On newer beachfront construction we most often find the metal hardware failing long before anything structural does.

Access is the biggest variable. A steep or tiled roof on a Spanish Revival house, a tall stack, or a chimney tucked against a neighboring structure takes longer and sometimes needs different equipment than a straightforward single-story roofline. Lightly used flues generally clean quickly, which helps. What tends to move the number on the island is what we find rather than the sweep itself: corroded top-side components, a deteriorated crown, or moisture damage behind stucco all get priced as separate work, and we'll show you what we're seeing before you decide whether to do it.
