Why chimney caps fail here, and what a correct install takes

Salt air does most of the damage. The morning marine layer keeps the top of the stack damp for hours, and in Point Loma, Ocean Beach and Coronado a galvanized cap rusts through at the welds and screw heads first. Inland, UV is the bigger factor. It breaks down the crown, and winter rain gets under the cap legs. The mortar around them lets go too. A cap sitting on a cracked crown is not attached to anything.

On open masonry fireplaces with clay tile liners, the fit is the whole job. Prewar and midcentury stacks around here often have oval tile, so round stock caps will not seat. We measure the tile outside the crown and check how much of it projects. Enough projection means a band clamp. Flush or spalled tile means anchoring a full-crown-mount cap, because driving screws into thin clay tile splits it.

Prefab systems are different. In 1980s-forward tracts the Class A chimney has a listed termination, and a masonry cap does not belong on it. Usually the leak is the chase cover, not the cap. Rust streaking down the stucco means the pan holds standing water; a replacement pan wants a cross break and a drip edge.

Gas is its own case. B-vent and direct-vent terminations are listed parts, and a spark screen on a gas flue is a draft problem, not a safety feature. If a low-use flue has a bird nest in it, capping it first seals the debris in. Clean it out, then cap.
