What a chimney inspection actually involves

The inspection starts inside, at the firebox. We open the damper and look for corrosion at the hinge and frame, which is routine in coastal homes near the beach communities. Refractory panels get checked for cracks wider than a dime and for mortar joints that have washed out. Then a light and mirror or camera goes up the throat into the smoke chamber, where parging often falls away in older masonry. Clay tile liners get scanned joint by joint for shear cracks and gaps.

Then the roof. Crowns in prewar and midcentury homes crack from UV and winter rain. The cracks funnel water straight into the flue. We check rain caps and spark arrestors for rust-through. We also check flashing where the stack meets clay tile or a low-slope roof, and whether brick or stucco faces have been left unsealed.

Prefab systems from 1980s-forward tracts get a different pass. The chase cover is the usual culprit, with standing water and rust streaks down the stucco. Panels and Class A pipe are identified by manufacturer label, because replacements are model-specific.

Gas conversions get their own look. We check for a damper clamp, adequate draft, and logs positioned as the manufacturer intended.
