What a cracked chimney costs you if you wait

Water gets in first. A hairline crown crack widens each winter rain, then UV opens it further. Water tracks down inside the brick and soaks the clay tile liner. It doesn't freeze here. Instead it rusts the damper and rots the smoke chamber parging. Coastal air near Ocean Beach and Point Loma speeds that up. A seized damper is a carbon monoxide problem, not an inconvenience. Deteriorated refractory panels let heat reach framing behind the firebox.

Prefab and masonry fail differently. In prewar and midcentury homes, the stack is open masonry with clay tile flue liners, and settlement or earthquake cracking shows as stair-step separation in the mortar joints. In 1980s-forward tracts, the firebox is a factory-built metal unit inside a framed chase with Class A pipe. There the giveaway is a rusted chase cover holding standing water, with rust streaking down the stucco below.

Look up from the driveway. You can see a missing rain cap or spark arrestor from the ground. You can see stains where flashing meets clay tile or a low-slope roof.
